Agreements typically run for a fixed term, such as 3-5 years, this gives the landlord long-term security and allows us to invest in high-quality furniture and decor for the property; with break clauses where appropriate.

We do not accept unsuitable bookings. All guests are carefully vetted and house rules are strictly enforced

Unlike a standard AST (Assured Shorthold Tenancy) where a property is checked every 6 months, our properties are professionally cleaned 1-3 times per week. We identify and fix minor maintenance issues immediately, ensuring the house stays in “show home” condition at all times.

We take care all internal minor maintenance (up to an agreed amount e.g. £50-£100 including VAT) such as fixing leaky taps, painting scuffs, changing light bulbs etc. The landlord is only responsible for structural issues or major appliance failures (gas/boiler/roof) just as they would be in a standard rental.

We hold a security deposit for every guest. Furthermore, we carry specialist SA insurance and guest liability coverage. If any damage occurs, we repair it immediately at our expense and claim it back through our insurance or the guest’s deposit, so the landlord is never out of pocket

For lease agreement, We cover all the bills.
For management agreement, to protect the landlords’s overheads, we include a utility cap. We cover the bills up to a set monthy limit. If usage is excessive (eg a guest leaves the heating 24/7) we cover the overage or charge the guest directly, ensuring the landlords’s net profit remains stable.

At the end of our agreement, we guarantee to return the property to you in the same and most likely better condition than we took it over. Because we clean so frequently and conduct our regular inspection, our SA properties often age much better than standard rentals.
